Public hearing scheduled on Park Ridge apartment plan

PARK RIDGE — A developer looking to construct a four-story apartment building at the southeast corner of Northwest Highway and Greenwood Avenue in Park Ridge will return before the city’s Planning and Zoning Commission next week, presenting a modified set of plans.
City Planner Jon Branham said the meeting, which will take place at 7 p.m. on Tuesday, Jan. 22 at City Hall, 505 Butler Place, will be a public hearing for a stage one planned development, allowing citizens to offer comment.
Orchard Development, which in December presented a preliminary proposal for an 80-unit apartment building at 446-516 N. Northwest Hwy., has scaled down the number of units to 65, but has increased the proposed height from 42.6 feet to 49 feet, Branham said.
The project still calls for entirely surface parking.
“In most other respects, the project is similar (to the earlier proposal),” Branham said.
Both the density and height proposed would require City Council approval of exceptions to the city’s Zoning Ordinance if the apartment building is to be constructed. Under the Zoning Ordinance, a maximum of 46 apartment units would be allowed on the property with a height no taller than 40 feet.
In 2008 the Park Ridge City Council approved 58 condominium units for the same property with a building height of 50 feet, but the development was never constructed. The council’s approval came after more than three years of debate and objections from neighbors regarding the height and density of the project.
